2.  How long has the property been listed on the web? Check the website start date - did it just get created last week? If so, is the property listed elsewhere on the web? for how long?

3. Does the owner use a management company? If yes, can you call them to discuss the property as well and verify ownership and do they really exist - are they listed in the phonebook. If no - who handles emergencies (plumbing, lockout, etc) because the worst thing that can happen on your vacation is a major problem with the unit and you are stuck with no one to call.

4. Are there public reviews not just of the building, but of this specific unit? Don't ask the owner, do a google search for the name, address and owner of the property and see what you can find. This will verify legitimacy and give you an idea of previous renters experiences

5.  Be aware of common practices, some owners require a deposit to hold the dates, some require a security deposit on top of the rental, almost all require payment at some point 30 to 60 days before arrival. This is just to make sure you are going to arrive or give them time to rerent the unit. Ask what the cancellation policy is and get Travel Insurance if you think there is any chance you may not make it.
